Price Range Activity in the Fredericksburg Real Estate Market

Market activity - the supply and demand for homes-can vary significantly by price range with large inventories and slow sales in one price range and low inventory and quick sales in another. The following table displays, by price range, supply and demand data for the home in Fredericksburg to include the city of Fredericksburg and Stafford, Spotsylvania, King George, and Caroline counties. Large differences in market activity between price ranges should be considered when planning to both sell a home and purchase another in a different price range.

The supply of Fredericksburg homes for sale in each price range is listed under inventory. New contracts reflect recent demand and include both contingent and non-contingent contracts written within the 30-day period specified. The absorption rate is computed by dividing the inventory by the 30-day contracts and approximates the time required, at the 30-day rate of contracting, for the market to absorb the existing inventory of residential housing. Absorption rate is most sensitive to changing demand in those price ranges where few contracts are written.
